Things to consider when interviewing your potential agent:

  • Do they have a lot of listings but low sales volume? Go with someone who aims to sell their listings over the volume of listings.
  • What do they know about your market/neighbourhood? It’s a plus to have an agent that is knowledgeable in your area and has previous experiencing there.
  • Do they provide additional services such as marketing? Your listing will be that much more likely to sell if you have an agent that’s experienced in marketing strategies and provides marketing services
  • Do they have a team to help? The more help the better. With a team to rely on, your agent will be more readily available for last-minute open houses and requests.
2. GET THE VALUE OF YOUR HOME

Work with your agent to get the proper value for your home. Your agent should provide you with a market analysis on homes recently sold in your area and work with you to come up with a fair and attractive number. As well, a good agent will provide insight and ideas on what is the best strategy when pricing your home to make it stand out above the rest.

 

3. MAKE REPAIRS & FINISH PROJECTS

Make sure you complete any unfinished projects and make the necessary repairs before showing your home. This means replacing light bulbs, painting, making sure appliances are in working order and anything you see that may be a red flag to potential buyers.

4. CURBSIDE APPEAL

Does your home have a private entrance? The first thing potential buyers see is the outside of your home which creates the vision what is waiting inside. Sweep, clean, maintain the garden and remove any clutter that may be in the way. As well, an added touch would be to ensure the outdoor lighting is inviting by adding lanterns or additional lighting to create a warm entrance.

5. DECLUTTER & STAGE YOUR HOME

One of the most important and often looked over finishing touches sellers need to do is to depersonalize your home. When a buyer walks in they immediately envision what their life would look like in the space. By depersonalizing it, you give them a blank canvas to get their creativity going. Remove any personal pictures, keep hampers & sinks clear, add fresh flowers/plants and add some scented candles!
